Sector7 develops historical WERK WEST business park in Magdeburg

Berlin, 30 March 2023. Close to the center of Magdeburg, the capital of Saxony-Anhalt, and with excellent links to public transport, Sector Seven Investors is developing a historical business park in Stadtfeld-West at Liebknechtstraße 87-97. Sector7 acquired the property in February 2023 and immediately began the long-term development of the historical WERK WEST site.

The site had formerly been used by Magdeburger Armaturenwerke (MAW), the largest manufacturer of heavy-duty valves in Europe, since the 1930s. Production stopped in the 1990s and the buildings were extensively renovated. Over the past couple of decades, a large number of commercial users from different industries have moved into the site.

Vibrant and sustainable business park

WERK WEST comprises around 7,500 square meters of rental space in three historical buildings. A variety of rental units are currently available. The generously proportioned units have been created on flexibly divisible standard floors, in which contiguous commercial spaces of 100 to 1,650 sqm can be accommodated.

With such highly flexible floor plans, the standard floors are ideally suited as offices and/or educational facilities. Generous ceiling heights of up to 4.70 meters and exposed beams lend the interior an attractive, industrial loft feel. Thanks to the narrow window grids, the units are very well lit from all sides. Many of the units are served by a freight elevator.

The revitalization of the site and creation of the WERK WEST business park has involved the implementation of a sustainable energy and mobility concept. Quality of stay on the site has also been enhanced with the greening of the large inner courtyard, where attractive break and recreation areas for users are being created in the form of a new factory garden. In order to boost the site’s energy efficiency, Sector7 is planning to install roof-mounted photovoltaic systems to supply both commercial tenants and electric vehicle charging stations with affordable, green electricity.

Individual rental units will be tailored to the needs of future tenants and fitted out to a modern standard in close consultation with the users.
